The Sanfilippo Family Trust has
acquired a 8,640 SF Building on 1.36 acres of land in Modesto, California for $4,360,000.
The Seller of the property was Overholtzer
Modesto Properties, LP Represented by Brandon Hanks & Phil Sambazis of
Marcus & Millichap.
Escrow and Title were provided
by Fidelity.
US Bancorp is the 5th largest US Bank and has an S&P rating of A+. US Bank signed a new 10 year NNN lease with (2) two 5-year options. The building is approximately 8,640 SF with 1.36 acres of land. Buyer's broker, Dave Dilday, indicated that the purchase was the upleg of the Buyer's 1031 exchange and that the purchase was an ideal investment for the Buyer as it provides a safe and secure income stream for the next 10-20 + years.
