Building on Clairemont Mesa Sold to Dentist

The 6,278-square-foot,
free-standing former restaurant building in Clairemont at 4664 Clairemont Mesa
Blvd, San Diego, 92117, has been sold for $1.4 million.
The buyer was Ashmore Dental (Three) LLC, a
California limited liability company, 4110 W. Point Loma Blvd., San Diego
92110. Glenn Casey Ashmore is president of the seller. The property was
security for a loan of $3.7 million consisting of $2.4 million for acquisition
and $1.3 million as an "equipment note" from International Bank of Commerce (IBC).
The seller of the
property (assessor's parcel 355-357-18) was Piebush Enterprises LLC, a California limited liability company,
with David W. Buescher as the managing partner and Gary Przytakoski as the
managing member.
Marc Karren and Evan Wilson, of Pacific Coast Commercial, represented the seller. The buyer
was represented by Austin Wheeler, of Phelps
Commercial. Escrow services were provided by Joanne Reynolds, of Chicago Title, and title services were
by Vincent Provenzano Jr., of Fidelity
National Title.
The one-story building
was once occupied by The Hungry Stick and was constructed in 1970 on a
15,481-square-foot lot.
The building was sold in
January 2001 for $950,000, financed with loans of $807,500 and $112,500. In
June 1992, the property sold for $530,000 with financing of $447,000.
